There is electricity and water through out. Water is available via high pressure aquifer with a 150ft deep well. About 4 acres have been cultivated in the past but are fallow now.
The farm floods during moderate to high flooding. A 2500sf farm pad with a barn is available for equipment during flooding. Entry to the farm remains accessible even during high floods so you are able to come and go. Light use/light traffic only. The easement to the property is shared and is residential, not commercial. No large trucks or farmstand. No large work crews or events.
I have retired from farming and my long-term plan is lease to own the property. My hope is to lease to someone who has experience in sustainable farming/gardening and is comfortable making repairs and maintaining the farm. After the first year of leasing, a five year lease can be offered with the first right of refusal to buy the property. Within 10 years, I plan to lease to own the property while remaining in my tiny home..
There is an area for a trailer or tiny home with utility hook-ups and a composting toilet. Leasing includes water, basic power ( refrigeration cooling units and greenhouse lights are add-ons), and garbage at $1850 a month with first, last, and a damage deposit. I am looking for a grower who wants to trade rent for farm-sitting, animal care, and farm care projects such as fence maintenance. I expect that this will add up to at least 2-3 months worth of rent.
I have a territorial dog who is 8yo and so for now no dogs allowed.
