I have about 80 acres altogether, in two 40 acre parcels that are divided by a creek.
The "back 40" parcel consists of 20 acres in timber and about 20 in grassland in a wetter area, which has been harvested for grass hay for years.
The "North 40" is about 35 acres on rolling hills on the front of the land, and 5 acres along the creek (which has most recently been in wheat until last year when it was fallow).
There is municipal water on site, accessible via frost free hydrants on part of the front land. This could potentially be used for irrigation for the right crop or animals.
There are almost no rocks in the soil and the ground has produced row crops and grass hay successfully for a very long time.
There is no housing available on-site, but we are not very remote, and only 30 minutes from downtown Spokane.
Ideal arrangement would probably be a farmer who could raise hay, grain or similar, but open to other ideas.
There's no fencing or livestock infrastructure, but I'm open to having it.
