Land Description:
The 191 acre ranch is comprised of 7 individual tax parcels. This acreage is mostly level, pasture, and hay ground. Two seasonal creeks flow through the property. A ditch system helps route and manage the water, which provides sub-irrigation to the land. In addition to the creeks, there are also two year-round ponds, and one seasonal pond on site.US Route 12 fronts the property’s southern border, and Silverbrook Road runs along the north side. Along with easy access, the property has incredible views of the surrounding mountains.
The property was used till now to raise cattle and hay. The ranch had 45± pairs year-round. About 110± acres were used for hay. One heavy cutting per year produced an average yield of 220± tons of grass hay.
There have been no chemical inputs into the property over the last 3 years, so the place is ready for an organic transition.
Several outbuildings on the property provide shelter for livestock and storage for hay and equipment. A monitor-style barn at the East end of the property has stalls set-up for feeding. It was currently used as a barn but could be remodeled to make a nice off-grid cabin.
